Senior Maintenance Technician

Job Summary:

The Senior Maintenance Technician plays a vital role in ensuring the physical aspects of the apartment community are maintained to the highest standards. This includes day-to-day operations, preventive maintenance, and ensuring resident satisfaction through prompt and professional service. This position serves as a leader within the maintenance team, providing guidance and support to junior staff while performing advanced repairs and complex diagnostics.

Key Responsibilities:

  • Perform repairs and maintenance in HVAC, electrical, plumbing, carpentry, and appliance systems.
  • Conduct regular inspections of property grounds, buildings, and equipment.
  • Lead or assist in unit turns (make-readies), ensuring vacant units are ready for occupancy on schedule.
  • Diagnose and resolve maintenance issues, including emergency repairs.
  • Schedule and oversee preventive maintenance tasks for all systems and equipment.
  • Ensure compliance with safety procedures and building codes.
  • Mentor and assist other maintenance team members; provide training as needed.
  • Communicate effectively with property management and residents regarding maintenance issues.
  • Maintain accurate records of work orders, parts used, and services completed.
  • Monitor inventory of supplies and submit purchase requests as needed.
  • Participate in the on-call emergency rotation, responding to after-hours maintenance needs.

Qualifications:

  • High school diploma or equivalent; technical certification(s) preferred.
  • 5+ years of experience in apartment or multifamily maintenance, with increasing responsibility.
  • HVAC certification (EPA Type I and II or Universal) required.
  • Strong working knowledge of building systems (electrical, HVAC, plumbing, etc.).
  • Ability to use maintenance tools and equipment safely and effectively.
  • Excellent troubleshooting, time management, and communication skills.
  • Ability to work independently and lead a team.
  • Valid driver’s license and reliable transportation.

Physical Requirements:

  • Ability to lift up to 50 lbs and perform physical labor (climbing, standing, kneeling).
  • Work indoors and outdoors in various weather conditions.
  • Ability to respond quickly to emergencies or urgent maintenance requests.
