**Job Description:**
We are seeking a dedicated and experienced affordable housing Property Manager to oversee the day-to-day operations of our residential community. The ideal candidate will be responsible for ensuring the community is organized, well-maintained, financially viable, and fully leased. This position requires a focused individual with strong communication skills, attention to detail, and a commitment to providing excellent customer service.
**Key Responsibilities:**
1. **Property Oversight:**
- Manage all aspects of property operations, including recertification of residents, collection of rent, and resident relations.
- Conduct regular property inspections to ensure compliance with safety standards and maintenance protocols.
- Oversee and coordinate maintenance requests and vendor relationships.
2. **Resident Management:**
- Act as the primary point of contact for residents; address issues and resolve complaints promptly.
- Oversee lease administration including renewals, annual recertification, rent collections, and lease enforcement.
- Conduct resident screenings including background checks and credit evaluations.
3. **Financial Management:**
- Develop and manage property budgets; prepare financial reports, including income statements and occupancy reports.
- Monitor and control operating expenses to maintain optimal profitability.
- Ensure timely collection of rents and payment of property expenses.
4. **Marketing and Leasing:**
- Implement marketing strategies to attract prospective tenants.
- Conduct property tours and oversee the leasing process.
- Maintain accurate records of all leasing activities.
5. **Compliance and Risk Management:**
- Ensure compliance with all local, state, and federal regulations concerning property management.
- Regularly review property policies and procedures to mitigate risks.
6. **Team Coordination:**
- Supervise and train on-site staff, including maintenance personnel and leasing agents.
- Foster a collaborative environment that promotes teamwork and accountability.
**Qualifications:**
- A minimum of [2-5] years of experience in property management or a related field.
- Strong knowledge of property management regulations and best practices.
- Proficient in property management software (e.g., Yardi/Voyager, Right Source,) and Microsoft Office Suite.
- Excellent communication, negotiation, and interpersonal skills.
- Strong organizational and time-management abilities.
- Payroll knowledge is a plus.
